Hi!  I’m Tony Anczer, your Sarasota Florida real estate agent.

Whether buying or selling a residential property, buying or selling commercial property, new construction of building a new home, or buying or selling land – I can help you with all these real estate needs.

My office is in Sarasota Florida, however I practice real estate in all the surrounding cities, and am licensed in the entire state of Florida.  Give me a call on my cell phone at (708) 608-3000, and you’ll talk directly to me, and I will be working with you in your home sale or purchase journey.  My clients often report that they chose to work with me because when searching for a Realtor to help them in their real estate journey, they didn’t know who exactly it would be that would be representing them in their sale when viewing all the “ABC Group” real estate teams.

Frequently Asked Sarasota FL Home Buying & Selling Questions

  1. How long does it take to buy a home in Sarasota?
    • The typical home buying process in Sarasota takes  three to four weeks.  If you are buying with cash, then the house buying process can be as fast as one week.  If you have a house to sell before buying, then the purchase process can be longer and will depend on when your existing house closes.  When buying a home with financing, the financing underwriting is usaully what takes the longest.  If you wanted the closing date to be longer than 3-4 weeks, then a longer closing time can be negotiated in the negotiation process.
  2. How do I have the water and sewer account setup?
  3. How do I have the electricity account setup?
    • Florida Power and Light (FPL) is the agency where you would setup your account for electricity.  FPL’s website is https://www.fpl.com/landing/service-order.html, phone number (888) 988-8249 and mailng address FPL General Mail Facility, Miami, FL 33188-0001.  FPL calls setting up a new account at a house a “service order.”
  4. How do I have the natural gas account setup?
  5. Are there any special fees to buying a home in Sarasota?
    •  In addition to the standard home buying fees, Sarasota does charge “documentary stamp fees.”  This fee amount is $0.70 for every $100 of home price (so, for a $400,000 house, the stamp fee is $2,800).  The other standard purchase fees include (if buying with a home loan) lender fees (about $1,500), title and closing fees (about $2,000), and prepaids for things like property insurance and HOA fees.
  6. If I buy a home along the beach in Sarasota, will I need to buy any special insurance for flooding or hurricanes?
    • Yes, when you buy a house along the coast and are using financing for the purchase, then the lender will require standard homeowners insurance and additionally flood insurance.  If you are paying with cash, then you do not need to have any insurance on the home, but it would be in your best interest to have both regular homeowners insurance on the home and also flood insurance.  Flood damage from storm surge and heavy rain is often not covered in standard homeowner insurance, and these items are covered in flood insurance.  In Florida, there is usaully a higher deducible amount for flood damage that is generally in the 2%-10% of the home value
  7. Is there a difference between a Real Estate Agent and a REALTOR?
    • Yes, there is a difference between a Real Estate Agent and a REALTOR.  When you go through real estate school and pass your real estate exam, you are then officially a Real Estate Agent in that state.  A Real Estate Agent can practice real estate in the state(s) they are licensed in, but they do not have acess to the REALTOR Multiple Listing Service (MLS), therefore a Real Estate Agent would not be able to view the local homes for sale, nor list a home for sale in the MLS.  A Real Estate Agent needs to sign up with the local REALTOR MLS to be able to have access to the MLS so they they can offer the homes listed on the MLS to a client.  Many commercial Real Estate Agents are not REALTORs because if their focus is commercial real estate, then they do not need access to the listed residential properties.
